KEEPING YOUR HOUSE IN SHAPE FOR THAT POTENTIAL BUYER LATER DOWN THE ROAD

After scraping up a hefty down payment, it is difficult for buyers to cover out of pocket expenses, such as upgrades & fixes. 



Here are a few things you can do along the way to prevent stress later down the road when you are ready to list:

*Check crawlspaces regularly.  Make sure there are NO leaks present in your crawlspace. The quicker you fix leaks, the less likely inspectors will find mold and rotting. Mold FREAKS buyers out. It is essential that you give the foundation of your home the attention it needs. 


*Service your furnace every so often. This is HUGE for buyers. Furnaces are very costly, and they will last longer if you keep them up. If your furnace is on its last leg, I would highly recommend replacing it before you list. This way you can replace it with the person of your choice instead of a buyer requesting the furnace be replaced by a qualified contractor of their choice.


*Keep paint & trim neutral. I always tell my buyers to look past the paint if they hate it because that shouldn't be a deal breaker; HOWEVER, neutral tones show better and save buyers time, money, and headache. For all those football fans out there, please refrain from the team colors on the walls.. unless you plan on painting it neutral before you list ;).


*Keep all appliances, hardware, and light fixtures up to date if possible. All of these things add up quickly. If all the knobs and fixtures look like they are from the 80's, change them little by little along the way. If you have multiple levels, take it one level at a time. Also, try to stay away from anything too trendy that may go out of style in the next few years. Choose a more basic, timeless look.


*Pay attention to your roof. It is easy to forget about the roof especially when there are no leaks present. Make sure your roof is insured and that you are checking for hail damage after big storms. If your roof is very old, it will be more difficult to sell your house. This is usually the number one question my buyers ask. They ALWAYS want to know the age of the roof.


*Clean carpets regularly. If you have pets, make sure you are vacuuming daily and washing your carpets here and there. Also, don't allow kids to bring food on the carpet, and have company take their shoes off at the door. This will add years of life to those beautiful carpets!


*Make sure your windows are in good shape. Believe it or not, windows are expensive. Make sure the frames are not rotting and the weather stripping is not wearing. Also, be sure to give them a nice power wash once in awhile.


*Check to see if your plumbing and electric are all up to code and functional. These are things your buyers WILL expect you to fix before closing. Make sure nothing is leaking and outlets are up to code. If your outlets are too close to water, inspectors will call it out. These are easy, inexpensive fixes!


Can you imagine if you waited to do all of these upgrades & fixes when the time came to list your home? To prevent stress in the future, have an inspector check out your home every so often. You will save money in the end!!
